Become a Homeowner

Habitat serves low- to moderate-income families who need safe, decent housing in Huntersville, Cornelius, Davidson, Mooresville, Troutman, Statesville and the rest of Iredell County.

To qualify for a Habitat home, applicants must:

  • demonstrate a need for housing
  • be able to pay an affordable mortgage (around 30% of homeowner’s household income)
  • be willing to partner with Habitat to contribute “sweat equity” hours

Information sessions are held regularly for those interested in applying for an Our Towns Habitat for Humanity home.

Qualifications

Habitat homeowners must meet 3 criteria: have a need for adequate housing, an ability to pay for a new Habitat home and willingness to partner with Our Towns Habitat for Humanity.

Need for Adequate Housing

This can be shown by meeting any of the following conditions:

  • Living in conditions that create critical health and safety concerns
  • Living in overcrowded conditions
  • Living in temporary housing
  • Rent & utilities exceed a third of monthly household income

Ability to Pay for a New Habitat Home

Future homeowners must:

  • Be able to pay affordable monthly mortgage (not over 30% of applicant’s income).
  • Have had stable, verifiable income for at least one year.
  • Meet the minimum and maximum income guidelines listed below.
  • Be able to pay affordable closing costs on home.
  • Provide proof of legal right to work in the United States.
  • Pay off judgment/collections before closing on Habitat home.

NOT required:

  • Perfect credit or established credit history! Habitat offers FREE financial counseling to help you address any credit issues that may be a roadblock to homeownership.

Willingness to Partner with Habitat

Future homeowners must:

  • Contribute 400 hours of “sweat equity.” Sweat equity hours are earned by attending homeowner education classes, volunteering in our office or ReStores, helping build other Habitat homes and working to build your own home.
  • Attend 8 two-hour homeowner education classes that will help ensure future success.
  • Have lived or worked in North Mecklenburg County (Huntersville, Cornelius or Davidson) or anywhere in Iredell County (including Mooresville, Troutman, Statesville and Harmony) for the past year.
  • Not have a criminal record that may pose a risk to partnering with Habitat.
