Our Towns Habitat for Humanity in North Mecklenburg and Iredell County has built more than 300 new homes since 1988. New home construction — affordable, safe and energy efficient — is a foundational goal in Habitat for Humanity’s mission to end sub-standard housing. At Our Towns, it continues to be a large way we provide affordable housing in Huntersville, Cornelius, Davidson, Mooresville, Troutman, Statesville and all of Iredell County.
Habitat builds affordable homes for low- to moderate-income families who currently live in inadequate housing and want to own a home.
We partner with those who demonstrate a need for Habitat housing, the ability to pay a no-interest monthly mortgage and a willingness to work with Our Towns. All applicants must allow rental and employer verifications. A criminal background check is processed on every applicant and family household member age 16 and older. Once the application is approved, a family must work 400 hours of sweat equity (volunteer hours) and also attend classes designed to prepare them for homeownership.
Once the 400 sweat equity hours and the house are complete, applicants are considered official Habitat homeowners, and they begin making full and timely payments on their interest-free mortgage.
Once accepted into our program, families that may qualify for lending outside of Habitat must apply for a mortgage through a third-party lender. Those families that have a credit score of 640 or more and 2 years minimum income or employment history will be eligible. For the families that do not meet this criteria, our counselors will work on with them on improving their credit in order to become homebuyer ready and qualify for a mortgage. If a family still isn’t eligible for a third-party mortgage, Habitat will provide a mortgage for them.
Homebuyer Ready Program
Homebuyer ready is a fast track homeownership program designed for buyers who are ready to a purchase a home within 6-12 months. Benefits include:
- Help to find affordable mortgage financing
- In-house mortgage product to eligible borrowers when available
- Help with closing costs often available through down payment assistance
- Free homebuyer education
- Free one-on-one support and coaching to help you through the process
Homeownership In-Process Program
While some people come to us ready to buy immediately, most people need a little time to work on debt, credit, savings or other issues before they will be ready for such a major purchase as a home. In fact, most of our clients find they need anywhere from 8 to 18 months to get where they need to be.
The Homeownership In-Process program is a client-driven coaching and support program to help you through every step of that sometimes daunting process. Our staff will work with you to assess your mortgage readiness, identify any barriers that may be standing in your way and help you come up with an action plan to reach your goal of buying a home.
Benefits of getting ready for your home purchase through the Homeownership In-Process also include:
- Individualized coaching and support to help you work through barriers to successful homeownership.
- Free group education opportunities to help you prepare for successful and sustainable homeownership.
- Help researching available resources including down payment assistance programs, closing help and affordable financing options.
- Homeowners-In-Process may be referred to our Homebuyer Ready program when they are eligible or receive a mortgage through Habitat.

We do this through our choice of construction materials, reconfiguring our building plans to reduce waste, and continued research on updated materials and practices in home building.
Our Towns Habitat has achieved both Gold and a Platinum LEED-certified housing recognition!
Energy Star — Each Habitat for Humanity home is ENERGY STAR 3.0 certified. A new home that has earned the ENERGY STAR label has undergone a process of inspections, testing and verification to meet strict requirements set by the U.S. Environmental Protection Agency. ENERGY STAR-certified homes use 15-30 percent less energy than typical new homes ,while delivering better comfort, quality and durability.
System Vision — Habitat homes are built to SystemVision™ standards. SystemVision™ provides the training and technical support that leads to improved health, safety, durability, comfort and energy efficiency of affordable homes in North Carolina. It is based on finding practical solutions to aid affordable housing program key players in the design, construction and certification of energy-efficient income-based housing.
LEED — Leadership in Energy and Environmental Design is helping to deliver energy and water-efficient, healthy, environmentally friendly cost-saving buildings, homes and communities. Our Towns has built two LEED homes, which earned Gold and Platinum certification levels.
