Homeowner Information Sessions for 2011

To find out more about being an Our Towns Habitat for Humanity Homeowner you can attend 1 of our information sessions on Saturday, 10:00 a.m. at the Our Towns Habitat for Humanity Office:

January 7th

February 4th

March 3rd

April 14th

Qualifications

Habitat Homeowners are selected based on the following criteria:

Need for adequate housing:

  • Current housing is sub-standard
  • Overcrowded living conditions
  • Current neighborhood unsafe
  • More than 30% of monthly income spent on housing
  • Maximum income 60% area median income
    • Family of 1 monthly gross income range: $1,244--$2,367
    • Family of 2 monthly gross income range: $1,419--$2,700
    • Family of 3 monthly gross income range: $1,599--$3,042
    • Family of 4 monthly gross income range: $1,774--$3,375
    • Family of 5 monthly gross income range: $1,920--$3,042
    • Family of 6 monthly gross income range: $2,061--$3,917


Ability to pay for a Habitat home:

  • Gross income of at least 35% median income
  • Family must have stable income
  • Applicants must have a legal right to work in the United States
  • Maximum debt to gross income ratio should not be more than 40%
  • Must be able to pay a cash down payment (1%) at closing
  • Meet Habitat's minimum credit history requirements

 Willingness to partner with Habitat:

  • Attend 8 evening Homeowner-In-Process (HIP) 2 hour workshops
  • Invest "sweat equity hours" in the construction of your home and in helping to build other Habitat Partner homes. Hours are based on family size  

Applicants need to have lived or worked in Mooresville, Davidson, Cornelius, or Huntersville for the past year.


OTHFH Partnering Families

Our Towns Habitat for Humanity Partnering Families or HIPS (Homeowners in Process) are required to attend a series of life changing workshops before receiving their new home.  

 

2010-2011 HIP Classes Include:

  • Introduction to Becoming Financially Fit
  • Controlling Finances
  • Credit Cleanse /Protecting my Family
  • Success on the job
  • Insurance Matters
  • Caring for Your Home
  • Conflict Resolution
  • Closing/Dedication/Staying Involved
